Even though most of our area was spared with the Hurricane, it affected our sales in October. Many of the closings that were scheduled were delayed because they had to re-inspect the homes and condos before they could close and we also had several days of offices being closed.

Housing stats surged 25% for the US in October according to USA Today. The mortgage market is adjusting to a new-found sense of growth. The new Presidency has promised infrastructure spending, tax cuts, and employment growth, all if achieved will bolster GDP growth with an improved economy. Along with that will come slightly higher mortgage rates, according Prime Lending.

Fortunate and blessed is what many people are saying now after Hurricane Matthew. Trees are down, and a mass cleanup is going on to pick up the limbs and debris. People suffered more along the rivers and continue to suffer with power outages and flooding. The market remains strong, with Single family residential number of transactions up and still out selling the number we had in 2015, plus the sales prices are up for the year by 3%. Condos showed an improvement for August, but lots sales are still lingering. As you can see from the numbers, single family homes are up over our strongest year of 2006 and condos are slowly catching up. Lots are still suffering mainly because investors were buying in 2006 and the people purchasing today are planning on building.

Our paper reported a record of over 18,000,000 people visiting our area this year! I feel this is why so many people are looking at making this their primary residence. We have a lot of things to offer.

Summer heat was hot and the sales were hot on Condos in July, with an increase over last year for the same month, but down slightly in Single Family Homes and Land.

I wanted to also bring you up to date on the YTD numbers as compared to last year. There were 4,626 homes sold this year as compared to 4,408 last year for an increase of 4.95%. The average sold price this year is $233,711 compared to $225,724 last year for an increase of 3.53%.

There was 2,951 Condos sold this year compared to 2,730 last year for an increase of 8.09%. The median price this year was $118,000 compared to $115,000 last year for an increase of 2.61%.

Land Median price was $49,000 this year compared to $46,000 last year and there was 7.27% less lots sold in 2016.

June’s single family residence sales volume was the second highest monthly production in the last 10 years according to Site Tech. Median sales prices increased to $216,166, up 4.9% for the month and 3% for 2016.

Happy Memorial Day!

Single family residential sales are remaining strong for the year, and the sales numbers are up over the same period last year by 6.4% according to the Grand Strand Market Report, from Site Tech. The prices have risen 7.4% in 2016. The number of transactions for condos sales are up 1.5% for the year compared to the same time last year, and prices are up 2.9%. Land is showing slightly down for the year.

We also wanted to see how the total sales of homes were doing compared to the 2005 market which was our highest sale year during the height of the boom. Compared to the last 12 months the sales are up by 24.62%. This shows that more and more people are buying at the Beach!
